The Benefits of Soft Washing Your Roof
If you’ve noticed dark streaks, green patches or grey blotches creeping across your roof, that’s not just dirt — it’s usually lichen, moss or algae taking hold. Left alone, it doesn’t just look bad. It can genuinely shorten the life of your roof.
Why catching it early matters
Lichen and algae don’t just sit on the surface of your tiles or metal roofing — they anchor into it. Lichen in particular sends out tiny root-like structures that grip into the protective coating and granules on your roof. The longer it’s left, the deeper it digs in, and once it’s worked its way into that protective layer, it starts breaking it down from underneath. That’s when a roof goes from “needs a clean” to “needs repairs” — and repairs cost a lot more than a wash.
Soft washing deals with this properly. Instead of blasting the surface with high pressure (which can crack tiles, strip protective coatings and force water under the roofline), we use a low-pressure application of a cleaning solution that kills the organism at the root. It treats the actual problem, not just the visible mess on top.
More reasons to soft wash regularly
- It protects your roof’s paint and coating. As above — the earlier lichen and algae are removed, the less chance they’ve had to compromise the coating that protects your tiles or metal sheeting from the weather.
- It helps prevent leaks. Moss and algae hold moisture against the roof surface. Over time, that trapped moisture can work its way under tiles or through ageing seals, leading to damp and leaks that are far more expensive to fix than a clean.
- It keeps your roof cooler. Dark algae staining absorbs more heat than a clean roof surface. On hot Gold Coast days, that can mean your roof (and the roof space below it) runs warmer than it needs to.
- It’s safer to walk on. A roof covered in moss or algae gets slippery, which matters if you ever need a tradesperson up there for maintenance, solar panel work, or a gutter clean.
- It boosts street appeal. Simply put, a clean roof makes the whole property look better cared for — noticeable from the street and in photos if you’re ever selling.
- It’s far cheaper than replacement. Routine soft washing is a maintenance cost. A roof that’s been left to deteriorate under years of growth can turn into a full replacement cost.
Our approach
We apply a biodegradable, eco-safe treatment at low pressure, let it get to work on the growth at the root, then gently rinse — no high-pressure blasting, no damaged tiles, no shortened roof lifespan.
